House designers and design firms must have a BCIN to provide design service in Ontario. A completed "Schedule 1: Designer Information" form may be required with the submission of your "Application for a Permit to Construct or Demolish" 

BCIN = Building Code Identification Number.

DESIGN SERVICES

Custom plans are available or ask about our stock pre-designed plans. Building requirements will change depending on municipality and location. What is included in your Plans?

1. Cover Page

The cover page includes a 3D render of proposed building, construction notes, window and door schedules and schedule of finishes.  

2. Foundation or Basement Plan (1/4” = 1’ Scale)

The foundation plan layout shows the interior and exterior concrete walls and concrete footings. Including all required dimensions, notes, window and door locations for buck outs etc.

3. Detailed Floor Plans (1/4” = 1” Scale)

The first and or second floor plan (if required) provides the required dimensions, notes, windows, doors and floor finishes.

4. Framing Plans (1/4” to 1’ Scale)

The framing plan shows the floor, ceiling and roof plans if required, including member size and layout. 

5. Cross Sections (1/4” to 1’ Scale)

A cross section is a vertical cut plane through the center of the building from the footings to the top roof line. This drawing includes the building details of the envelope, wall assemblies, and roof or truss assembly.

6. Exterior Elevations (1/4” to 1’ Scale)

The exterior elevations show architectural details, roof pitches, window and door styles, grade lines and exterior finishes. Drawing includes the front, rear, right and left exterior elevations.

7. Construction Details (1/4” to 1’ Scale)

Construction Details provide clarity to the construction of certain components of the design. Such as brickwork, steel beam connections, and beam supports etc.

All plans are designed to meet the Ontario Building Code. Plans are drawn in Imperial dimensions, contact your local municipality to inquire if Metric dimensions are required.
